Arrow Hill Ranch sits in the shadows of history where the Lewis and Clark expedition entered what is now the Bitterroot National Forest on September 4, 1805, taking a very difficult route to the west. Camping near Hamilton, Montana, significant planning was made for their trek to the Pacific. One expert calls the route the single most obscure and enigmatic of the entire Lewis and Clark expedition. It is this spirit of heartiness and history that one can see and hear in the shadows of the mountains and rustling of the trees from each of the forty-one, 5 to 14.5 acre, estate ranch sites.
Historically, Hamilton was not a pioneer village in the days that it was founded. Instead, it was a planned town of wide streets and avenues, with a complete economic center for an area of farms and stock ranches. The history of Hamilton began when Marcus Daly, a great finance figure of the 1880 era from the Butte and Anaconda mining development, made his way into the Bitterroot Valley seeking other interests than mining. About 1887, Daly bought up small sawmills west of the present site of Hamilton and almost overnight established a lumber making industry on the bank of the Bitterroot River. Marcus Daly's next move was to bring two men from another state to plan and develop his dream town. They were James Hamilton and Robert O'Hara, who came from Minnesota in 1890. Daly named the town of Hamilton after James Hamilton. Incorporated about 1894, Mr. O'Hara was named the city's first mayor. Daly's town had a bank, general stores, shops, a school, and four churches.
Today, Hamilton is a quaint and charming town of just over 4,000 residents and is in the middle of the Bitterroot Valley growth corridor. As people have sought out the New West for clean air, water and open spaces, Ravalli County, along with its largest town and county seat, Hamilton, has experienced a growth rate of over 40% since the 1990's. In fact, it is the fastest growing county in Montana!
Many residents of Hamilton commute to the nearest urban city, Missoula, which is a little over 43 miles away. Home to the University of Montana, founded in 1893, it now includes both a College of Liberal Arts and seven professional schools.
The arts and cultural center for Montana, downtown Missoula is vibrant with art galleries and entertainment possibilities including the University Repertory Theatre and the Missoula Children's Theatre, the largest children's touring group in the country.
Missoula is the nearest full service, commercial airport served by Delta, Big Sky, Northwest, Sky West, Horizon, and United airlines.
Currently a four lane highway is under construction and soon will connect the two cities, increasing the exposure to Hamilton while making it much more convenient for current commuters as well as those wishing a cultural, sports or new shopping experience.
Interestingly, the Arrow Hill Ranch is next to one of the most exclusive destinations in the area. The premiere Stock Farm, featuring Montana's Golf masterpiece by Tom Fazio, is a complete, authentic,19th century Horse Ranch with more than 30 miles of equestrian trails and the impressive 17,000 square foot Montana Clubhouse Lodge.
Also of significant note, the world renowned Rocky Mountain Lab, located in Hamilton, is expanding its research facility by 100,000 square feet with an approximately $66.5 million investment, and will require an estimated 100 additional research scientists and doctors along with support staff. This expansion will also create the need for a number of ancillary support businesses and personnel.
Hamilton and the Bitterroot Valley area have been given the moniker The Banana Belt, because the valley offers more sunshine and pleasant days than any other valley in the state. In fact, the average is 270 sunny days a year. This advantageous climate is a plus for those seeking the grand living of the Montana lifestyle. It is one of the significant reasons this location has been discovered as a desired retirement area.
These growth forces, along with local relocations and second home purchases, reveal strong new home demand.
However, the current availability and inventory of quality home sites and lots in the area is practically non-existent.
